The following policies have been created to protect both guests and property, ensure smooth operations, and maintain the peaceful environment our guests expect.By booking Roxie House and checking “Agree” during the reservation process, you acknowledge that you have read, understand, and agree to abide by all terms, rules, and conditions listed below.
Payment Policy
50% of the total reservation cost is due at the time of booking.
The remaining 50% is due 7 days before arrival.
All payments are non-refundable.
No security deposit is required.
Because we cannot make exceptions to our cancellation or refund policies, travel insurance is strongly encouraged for your protection in case of illness, weather, emergencies, or schedule changes.
Cancellations by Owner
If a stay must be cancelled by us due to property-related issues, you will receive a full refund for the lodging cost.
We are not responsible for guest travel expenses or external costs.

Roxie House is a lovingly maintained home with both modern comfort and unique character. It is located in a safe, quiet neighborhood, offering guests peace of mind throughout their stay. As with any home, please be aware of natural landscape variations, steps, and general surroundings.

SECURITY CAMERAS (OUTDOOR ONLY)
For the safety of our guests and the protection of the property, Roxie House maintains exterior security cameras. These cameras are located at entry points and monitor only the outside areas of the home.
No cameras are inside the house. Cameras are used solely for security, guest safety, and to verify occupancy, pets, and check-in/check-out activity. Tampering with or disabling cameras is strictly prohibited and may result in immediate cancellation of the reservation without refund.
House Rules
Where good vibes are mandatory and the only thing we take seriously is chillin’.
Quiet Hours: 10:00 PM – 8:00 AM. We love good energy, music, and laughter—just keep things mellow late at night. Your neighbors (and the squirrels) thank you.
Smoke-Free Property: No smoking or vaping indoors. A remediation fee of up to $500 may apply if smoking occurs inside.
Pets Welcome (Humans Too): Friendly, well-behaved pets are welcome.
No Glass Outdoors: You're welcome to bring drinks outside—just keep glass inside to keep the lawn safe.
Visitors: Only registered guests are allowed unless pre-approved by the host.
Outdoor Items: Return anything borrowed to the shed, lock it, and return the key to the sink.
Maximum Occupancy: The house sleeps up to 7. Exceeding occupancy may result in additional fees or cancellation without refund.
UTILITIES, FACILITIES & CARE OF PROPERTY
Toilets & Drains (IMPORTANT)
No oil or grease down the drains. Please use grease container provided next to the sink. Only flush toilet paper and human waste. No wipes, paper towels, hygiene products, diapers, hair, or food scraps in any toilet or drain.
Housekeeping
The home is cleaned and inspected before your arrival. Additional cleaning fees may apply if the home is left excessively dirty. Damaged or stained linens may be charged to the guest. Smoking, missing items, or property damage will result in applicable fees.
WiFi
Free WiFi is provided. Service may vary based on provider conditions and is not guaranteed.
Parking
There is a spacious driveway for up to 4 cars. Street parking is also available.
DAMAGE, LOSS & LIABILITY
You are financially responsible for:
Any damage caused by you, your pets, or your guests
Missing, broken, or stolen items
Any fees associated with misuse of the property
Smoking or unathorized activities
By booking, you authorize Roxie House to charge the card on file for any damages discovered during or after your stay.
We are not responsible for accidents, injuries, or loss of personal items.

Thanks for staying — we hope you had a blast! Before you roll out:
Dishes: Load the dishwasher and press Start
Towels: Leave all used towels in the bathroom
Beds: No need to strip them—we’ve got it
Trash: Take all trash to the outdoor bin
Outdoor Items: Return anything borrowed to the shed, hang the key, and lock it
Lock Up: Secure all windows, doors, and the shed before you leave
